It’s hard! That’s why we’re doing our very best to keep you safe.

It’s Now Here! ApplyConnect’s New Regulatory Matrix

That’s right, our previously promised update to keep you safe is finally here.

Legislation is an undertaking to try and keep up with. Even if you have all your alerts set up, that doesn’t mean you’ll always know everything passing through the courts. That is why the team at ApplyConnect actively tracks and monitors legislation that could impact the rental housing industry and tenant screening. If you want a whole new world of renter’s rights, all you have to do is cross a single county, city, or state line. The criminal and eviction data you’re allowed to consider when thinking about approving/denying an applicant can drastically change. If you even see information that is not allowed to be used to make a rental decision, and you choose not to rent to that person, then it could be used against you in court for being a part of the basis in your decision.

For example, ApplyConnect generally displays seven years of criminal history (excluding sex offenses) when delivering tenant screening reports. Think about Cook County, Illinois. They recently established a new law that limits the use of this data, so from now on, landlords reviewing any criminal records older than three years in their decision making is prohibited. Should a owner with a rental property in Cook County’s zip code see an applicant’s criminal conviction committed three and a half years ago, and they deny that applicant, they could be in for a court hearing.

By inputting your rental property’s zip code, ApplyConnect automatically omits information we know to be restricted so it doesn’t appear on your report  and add unnecessary liabilities to your business.
