Legal Protections when Screening Renters

When you include the zip code of your available property while inviting applicants to share their tenant screening report, ApplyConnect will include an additional nationwide search of local laws. From there, your applicants’ reports will be automatically updated to provide you with information that’s safer to use in your decision to approve or deny applicants.

For example, perhaps in your property’s area, you’re only allowed to review the last 3 years of your applicants’ criminal history (which is the case in Cook County, IL). Denying a rental applicant for a criminal record that was beyond what your city or county’s laws permit could get you in legal hot water. In this scenario when you input the property’s zip code, our system will automatically update your report so you only review information from within the last 3 years that is legally approved to factor into your decision. That way, you have a safety net that keeps you protected from potential litigation. It takes no extra time, and it’s a service that’s free for you to use!
